DIY free house
14,600 m.sq land (3.6 acres)
Built in 1978 and bought by us in 2006 to launch our big adventure. We absolutely love living here and are sad to leave, but the next chapter beckons for us, so if you are preparing to move, maybe this is your next chapter?
This house is a zero DIY zone! All the refurbishments have been carried out by registered artisans with supporting web albums and receipts evidencing the work undertaken both to the house, the new pool (remaining warranty transferable) and the installation of a fosse septique, underground rainwater harvesting tank and new gas central heating.
At garden level there is a stunning 25 sq m dream kitchen with quadruple patio doors leading directly on to the south facing garden terrace connecting the pool to the house and creating the most amazing summer living space. The large utility room provides loads of additional storage and laundry space behind the kitchen. Also on this level are two double guest bedrooms, a large understairs storage cupboard and a gorgeous guest bathroom.
On the upper ground floor there is a fabulous bright and airy L shaped sitting room with double patio doors overlooking the garden with a wood burner, which ensures the house is toasty in winter and cost efficient because we burn our own wood! A large office/Bedroom 4 and a 29 sm ‘WOW’ factor master bedroom suite completes the house.
The property is on the market as a private sale.
Full gas central heating
Most windows and patio doors – double or secondary glazed
Separate garage and woodshed
Satellite outlets for UK TV reception in sitting room, master bedroom and kitchen
Broadband internet connection available
Energy report ‘D’
In the garden we have had a beautiful swimming pool professionally installed. The pool is 9.5 (incl Roman steps) x4 metres and from 1m to 1.74 deep. The pool is still under warranty, the remainder of which can be transferred to new owners. It is an easily maintained heated saltwater pool and has the added benefit of an ‘Abri’ (a moveable cover which turns it into an indoor pool) extending its use from March through October.
In addition we have installed a fosse septique (Septic tank), plus an underground rainwater harvesting tank for garden watering. There is around 1.5 hectares of land, about 1 hectare of which is woodland (providing our winter fuel) and the remainder, garden and meadow around the house.
The house is surrounded by garden and woodland, and with the nearest neighbours more than a hundred metres away, seclusion and tranquility are assured along with amazing views.
Located on the edge of the delightful and lively village of Conceze in the Correze dept a couple of miles from the more famous Dordogne, the house sits in a stunning position with amazing views and is completely secluded and tranquil without being isolated.
Conceze has a post office and Auberge and is a very sociable and active community. There are functions and festivals all year round but the annual spring Flower festival and the summer Raspberry and Arts Festivals are the highlights. The market town of Arnac-Pompadour is a few minutes drive and has all the usual town amenities, banks, supermarket, pharmacy shops etc as well as a beautiful chateau gifted by Louis Xv to his favourite mistress, after whom the town in named. Now the home of the Haras Nationale (national stud), Pompadour is also known as ‘Le Cite du Cheval’ and boasts a stunning town centre race course with a racing, show jumping and three-day eventing calendar throughout the summer.
This part of southwest France has four seasons which is why it is so lush and green, enjoying a climate of long hot summers and short sharp winters. Summer days are long and warm with average temperatures in the high 20’s low 30’s.
